Settlements will be held at locations to accommodate you or your lender and at times mutually convenient to the parties. O’BRIEN, BARIC & SCHERER was formed in 1993. It’s predecessor firm had been in business since 1974. Since our formation, we have completed more than two thousand settlements for residential and commercial purchasers and sellers of real estate. Our firm and our predecessor firm have been agents for Commonwealth Land Title Insurance Company since our beginning. Our office, as well as Commonwealth Land Title Insurance Company, enjoy the highest reputation of integrity and quality in providing legal/real estate services. Commonwealth is an approved title company with virtually all lenders.

Title Insurance

Why do you need it? When you buy real estate, you want to be certain it’s safely yours, but even the most diligent search of the public records could fail to disclose a number of title defects. Things such as a forged will or deed, a title transfer by someone under age, a married person conveying real estate without his or her spouse, fraudulent impersonations, secret marriages, undisclosed heirs, invalid divorces and false affidavits are just a few of the problems that can suddenly surface. Without the protection of title insurance, you could be in jeopardy of losing your investment. Most lenders require title insurance as a condition to the granting of your mortgage.

Settlement

Settlement, also referred to as “Closing,” is the final stage in the purchase, refinance or sale of your home. At settlement, the seller delivers the deed to you and you sign the necessary mortgage documents. All outstanding liens, mortgages and taxes in the seller’s name are paid. The new mortgage is then placed on record with the Recorder of Deeds Office of the County where your new property is located. Settlements can be held in our office, your realtor’s office or at a location more convenient to you and other parties involved in the transaction.
